Roof Leak vs. Attic Condensation: How to Tell the Difference
Water dripping in your attic doesn't always mean your roof is leaking. In Bothell's climate, attic condensation — moisture forming on the underside of the roof from trapped humid air — mimics roof leaks convincingly. Here's how to tell which one you're dealing with, because the fixes are completely different.
The timing test
Roof leaks happen during or right after rain — water comes from outside, so wet weather is the trigger. Condensation happens on cold, dry mornings: warm moist air from the house hits the cold underside of the roof deck and condenses into droplets that drip onto insulation. If your “leak” appears with no rain in the forecast, suspect condensation.
Location helps too: leaks show up as localized stains tracing from a point of entry. Condensation tends to be widespread — damp sheathing across large areas, frost on nail tips in winter, uniformly damp insulation.
Common condensation causes
Bathroom or dryer vents exhausting into the attic instead of outside (extremely common), blocked or inadequate soffit and ridge ventilation, recessed lights and attic hatches leaking warm air upward, and new construction moisture. Any of these can produce gallons of attic moisture over a season — enough to stain ceilings and grow mold, exactly like a leak.
Why the distinction matters
A roofer “fixing” condensation with new flashing wastes your money — the drips continue because the roof was never the problem. Condensation needs ventilation and air-sealing work: venting exhausts outside, clearing soffit vents, sealing attic bypasses.
